1. Opener (10 seconds, then shut up)

Hi, is this [First name]? — Hey [First], it's Mowlid with SolidCase. I'll be quick — I work with property management companies on the calls that come in when the office is slammed or closed. Did I catch you at a bad time?

If "what's this about?": "Tenant and prospect calls that go to voicemail — I'm curious what happens to yours."

2. Gatekeeper (receptionist / PM answers)

Hi, I'm looking for [First Last] — is [First] in today? … It's Mowlid with SolidCase, [First] will know what it's regarding — it's about the after-hours and overflow calls.

Not available → "No problem — when is [First] usually at a desk, mornings or afternoons?" → record Gatekeeper, note the time, and Call Back later. Do NOT pitch the gatekeeper. Do not leave a voicemail on the first attempt.

3. Pain questions (pick 2, let them talk)

Roughly how many calls a day hit the office — tenants, prospects, maintenance, owners?
What happens to a call right now when everyone's on another line or it's 7pm?
When a prospective tenant hits voicemail on a listing, do they usually call back… or call the next place?
Who's carrying the after-hours phone today? How's that going for them?

Tick Pain confirmed when they say anything like "we miss calls", "voicemail", "the PMs hate the phone", "I answer at night".

4. What we do (one breath)

We put an AI receptionist on your line for overflow and after-hours. It answers every call, figures out if it's a prospect, a current tenant, a maintenance issue or an owner, collects the details — unit, issue, callback number — and texts/emails it to your team instantly. Emergencies get escalated. Prospects can get pre-qualified and booked for a showing. Your team stops babysitting voicemail.

5. The ask → demo

Here's what I'd suggest: I'll build a demo receptionist for [Company] — your name, your properties, your rules — and send you a number. You call it yourself and try to break it. No card, no commitment. If it's not obviously useful, you tell me no and we're done. Fair?

Yes → Demo Accepted: confirm best email/cell for the demo number, and book a 15-minute call to hear it together (tomorrow/next day). "Send me info" → Interested, get email, still push for the 15-min slot.

6. Objections

"We have a call center / answering service." — "Nice, what does it cost you a month? Ours is a flat rate, no per-minute, and it actually books showings and files maintenance instead of just taking a message. Worth 15 minutes to compare?"
"Tenants hate robots." — "Totally — that's why it's built to hand off to a human the second someone asks. Compare it to voicemail, not to a person. Voicemail is what they get today at 7pm."
"Our PM software already has that." — "Which one — AppFolio, Buildium? Great, we plug into that. Let me show you what the phone side adds."
"How much?" — "Founder pricing is around $300 a month, flat, month-to-month. But hear it first — I'd rather you judge the demo than the price."
"Not interested." — "No worries. One question so I stop bugging the wrong people: is it that missed calls aren't a problem for you, or just bad timing?" → record honestly.

7. Close every call with a next step

Demo accepted (date/time) · Interested (send email, follow-up date) · Call back (exact time) · Not interested (why). Write it in the note before you press the button.
